How we work

Our way of working

We buy, develop and manage our own buildings and we do it with a long-term view on what Dublin needs, not just what the market demands today.

That means our people work across the full property lifecycle from acquiring sites and designing buildings to managing occupier relationships and hitting our net zero targets.

Because we stay involved for the long term, we understand what makes a place work, not just on paper, but every day for the people who use it.

Our history

2013–2014

Founded and listed

Hibernia is founded and lists on the Irish and London stock exchanges in December 2013, raising €385m to invest in Irish property. First acquisitions include The Observatory at Sir John Rogerson’s Quay, 1 & 2 Dockland Central in the IFSC, and the Windmill Lane holdings that would become the Windmill Quarter. Wyckham Point in Dundrum brings residential into the portfolio. A further €286m of equity was raised in November 2014.

2015–2016

Building the portfolio

Cumberland House is acquired vacant in March 2015 and pre-let to Twitter that September, with the refurbishment completing in late 2016 to deliver 1 Cumberland Place as Twitter’s EMEA headquarters. The acquisition of Marine House and Clanwilliam Court follows, assembling the site for One Clanwilliam.

  • First EPRA Gold award for financial reporting.
  • First EPRA sustainability award, at Bronze.

2017–2018

Delivering the Windmill Quarter

1WML is completed, the first building delivered in the Windmill Quarter. Portfolio value passes €1.3bn and Hibernia joins the ISEQ 20.

Sustainability

  • 1WML certified LEED Gold and Cumberland Place awarded LEED Platinum.
  • EPRA sustainability award rises to Silver, then Gold, alongside EPRA Gold for financial reporting.

2019–2020

New delivery, new consent

1SJRQ is delivered in the South Docks, 112,000 sq ft of offices behind a restored tramway façade, with HubSpot taking a 20 year lease on the whole building and more than doubling its Dublin footprint. Planning is secured for the expanded Harcourt Square scheme.

Sustainability

  • New designated Sustainability Manager role hired into the business to strengthen ESG strategy.
  • First four star GRESB rating and first CDP climate change score.

2021

Recycling capital

1 & 2 Dockland Central in the north docks, bought in 2014 and repositioned during Hibernia’s ownership, are sold to facilitate the recycling of capital into the Clanwilliam and Harcourt Square developments. In December, KPMG Ireland agrees a pre-let at Harcourt Square on a 20 year term. 2 Cumberland Place completes, a 59,000 sq ft ground up development alongside 1 Cumberland Place.

Sustainability

  • Commitment to become a net zero carbon and climate resilient business by 2030.
  • Signs the World Green Building Council's Net Zero Carbon Buildings Commitment and joins the Better Buildings Partnership Climate Commitment.
  • 2 Cumberland Place delivered to LEED Platinum, WiredScore Platinum, an A3 BER and nearly zero energy building standard.

2022

A new chapter with Brookfield

Brookfield acquires Hibernia for c.€1.1bn, completing the acquisition in June, and the business becomes Hibernia Real Estate Group Limited in August. Hibernia joins one of the world’s largest owners and operators of real assets, backed by long term institutional capital.

Sustainability

  • Portfolio carbon emissions down 28% year on year.
  • First five star GRESB rating for both standing assets and developments, alongside a CDP A- score.

2023–2025

One Clanwilliam begins

Demolition commences at Clanwilliam as part of the redevelopment that will deliver One Clanwilliam, and The Observatory is refurbished and repositioned in the south docks.

Sustainability

  • The Observatory refurbished to run fully electric, with heat pumps, demand controlled ventilation and rooftop solar, certified LEED Gold with a B2 BER.
  • Reporting aligned to the TCFD framework.
  • Publication of the 2024 ESG Progress Report, tracking performance against the 2030 net zero pathway.

2026

Harcourt Square

Harcourt Square, c.345,000 sq ft across two interconnecting buildings and 91% pre-let to KPMG Ireland, is due to complete at the end of 2026 in the heart of Dublin’s Georgian core.

Sustainability

  • Harcourt Square targeting LEED and WELL Platinum level certification and is our first new-build project with a whole life carbon assessment covering the entire build. Wins included the first facade with 100% recycled aluminium in Europe and and use of low carbon concrete where possible.

From transforming older buildings into LEED Platinum spaces to developing Grade A+ workspaces, we see opportunity where others see challenges.

Location matters, but so does what you do with it. Good buildings aren’t enough on their own – it’s the gym, the coffee, the events, the feel of the place that makes people want to be there. That thinking applies whether we’re creating somewhere to work or somewhere to live.

Our development capabilities

  • Led by the Director of Development, we have a full in-house development team who see every project through from planning permission to handover
  • Experienced across both commercial and residential development – offices, build-to-rent and mixed-use schemes
  • We have managed some of Dublin's most complex redevelopments, including buildings with protected and retained facades
  • Every building we've delivered has been built to LEED Platinum or Gold standard
  • We're pushing the boundaries on low-carbon construction, from the materials we specify to how we manage carbon on site
  • Net zero is never an afterthought. It's in the brief before the first drawing is done

Design and construction

  • We work with Ireland's best architects, engineers and contractors and stay hands-on throughout
  • Our buildings are designed around the people who use them, whether that's generous floorplates and end-of-trip facilities for office occupiers, or well-designed homes with proper amenities for residents
  • Every development includes shared spaces designed for events, community use and the kind of moments that make a building feel like somewhere worth being
